Selling your home is a big decision, and a major endeavor. Your Realtor® can be support for you, make the process easy, and help you understand everything you need to know about a real estate transaction.
The key factors in the sale of your property are:
- The best price
- A quick sale
- The least hassle and inconvenience to you
- Security. -- You do not have to allow strangers into your home, as agents will pre-screen and accompany qualified prospects through your property.
Selecting the right agent should be your top priority. Not all real estate agents abide by a code of ethics. Only those who are Realtors® and display the ® logo must abide by a strict code of ethics.
Here are some questions to ask any Realtor® you interview:
- How long have you been in real estate? (Experience helps! - But one of the "good ol' boys" may not be good for you!)
- What is your average list to sale price ratio? (Ask for examples)
- What are the average days on the market for your listings? (Pay attention to the houses that appear for months in Home Magazine ads!)
- Explain to me what a corporate buyout clause is.
- What types of people will buy in this area? How do you know?
- Have you sold any houses in this area?
- What is your commission percentage? How do you handle this with MLS?
- Can you explain agency to me? What are my options?
- Explain a market analysis to me.
- Explain market pricing, assessed value, and appraisal to me.
- Do you have a list of references with phone numbers?
- How will you advertise and market my property?
- What are you going to do that's different? (One thing)
- What is your philosophy about your job?
The Realtor® makes substantial contributions to the real estate transaction. The upscale cost is small, and the downside risk without a Realtor® is large. Again, if you have a $100,000 income tax problem, you would want the help of a competent tax professional. If you have a $100,000 legal problem or concern, you would want the help of a competent attorney. Don't consider dealing in real estate without the professional assistance of a competent Realtor®. Not all accountants, attorneys or Realtors® are the same.
