This Competitive Market Analysis will show you how market and appraisal price of your property is determined. An appraiser will take the SOLD price of comparable properties within a 6 block to 1 mile radius of your home. They will go back one year, if necessary, but prefer sold properties within the last 6 months. Adjustments are then made for square feet, age, condition, amenities, lot size, etc. It is important to price your home to be certain that it will appraise for value; otherwise a buyer can say no to a purchase, and, a lender will not loan more than a property’s “market” or “appraisal” value. This competitive market analysis will be painstakingly prepared to ensure that you feel comfortable and confident as we proceed to reach this important first goal of pricing your home.
